We don't simply build buildings. We develop businesses. Plumbline Development Group exists to represent owners — not contractors, not vendors, not competing interests — through every stage of commercial development.

Most owners undertake a development project only a handful of times in their lives. The industry they step into does it every day. That imbalance of experience is where budgets slip, schedules drift, and visions get diluted. We exist to close that gap — standing beside the owner with the experience, discipline, and advocacy the process demands.

From site selection and due diligence through design, construction, and grand opening, Plumbline serves as the owner's central point of coordination — aligning vision, design, budget, schedule, procurement, construction, and opening readiness. We are particularly well suited to owners with a strong concept who need experienced leadership to convert that vision into a coordinated, buildable, and financially responsible development plan.

Robert Kuskin — Founder & Development Director

Robert Kuskin is a construction and development professional whose experience spans residential, commercial, insurance restoration, and industrial construction — including asphalt and process facilities and power-generation environments. His career has covered project management, estimating, construction operations, general contracting, and executive leadership, giving him a practical command of both field execution and executive-level project direction.

Robert founded Plumbline to provide owners with the leadership and representation often missing between project vision and construction execution: protecting the owner's interests, establishing clear project controls, coordinating the full development team, and keeping design, budget, schedule, procurement, and construction aligned. Direct, practical, and relationship-driven, he is equally at home reviewing detailed construction scopes and leading strategy discussions with owners, architects, engineers, contractors, and stakeholders.

What does an owner's representative actually do?
An owner's representative is your advocate and executive leader for the project. We manage architects, engineers, contractors, budgets, schedules, and risk on your behalf — so every decision is made in your interest, and you're never negotiating alone against parties who do this every day.
How is Plumbline different from a general contractor?
A general contractor builds the building. We represent you — before, during, and after construction. We help select and manage the contractor, direct the design team, control the budget, and hold every party accountable to your vision. Our only interest is yours.
When should we engage Plumbline?
As early as possible — ideally before a site is selected or a lease is signed. The decisions with the largest financial impact happen before construction begins. That said, we join projects at any stage, including mid-course corrections.
What size and type of projects do you take on?
Commercial projects across restaurants, hospitality, retail, medical, office, industrial, and mixed use — from tenant improvements and renovations to ground-up development.
How are your fees structured?
Transparently — typically a fixed fee or a percentage of project cost, defined before we begin. Our clients routinely find the fee is offset by the savings disciplined representation produces.
